About Sarah

Sarah Dutton has been working in home improvement and residential repair in Klamath County since 2018. She came to the field from a background in residential construction consulting, where she spent three years helping homeowners in Southern Oregon understand the cost-benefit math on upgrades — when a new water heater actually pencils out, why certain windows have a payback period and others don't, what the Oregon residential energy tax credit actually covers.

She joined the Klamath County Handyman team to handle the home assessment and improvement advisory side of the business — the conversations that happen before the repair order goes out. A lot of homeowners come in asking about one specific problem and leave with a clearer picture of their home's overall condition and a realistic priority list.

Energy Efficiency and Seasonal Prep

Sarah's main focus areas are energy efficiency upgrades and seasonal maintenance planning. Klamath Falls sits at 4,100 feet elevation in a high desert climate — cold, dry winters and warm summers with significant temperature swings between day and night. That climate pattern creates specific patterns in how homes lose heat, where moisture gets in, and what tends to fail first as buildings age.

She's particularly focused on the overlooked basics: attic insulation levels, air sealing around penetrations, weatherstripping on doors and windows, and proper ventilation. These aren't glamorous projects, but in a Klamath County home they often deliver more measurable comfort improvement and energy savings than any single appliance upgrade. "People want to buy their way to a warmer house," she says. "Usually the answer is sealing it better, not heating it harder."

Helping Homeowners Prioritize

Sarah runs the home maintenance planning side of the business, helping clients build a rolling 12-month maintenance schedule rather than reacting to emergencies. A big part of her job is helping people understand the difference between deferred maintenance (which compounds cost) and elective upgrades (which are optional). When you're on a budget, that distinction matters.

She's also a strong advocate for keeping records — photos of the roof before and after a hard winter, documentation of when gutters were last cleaned, a simple spreadsheet of appliance ages and expected replacement dates. "Your house is your biggest asset. Most people keep better records of their car maintenance than their home maintenance."

Writing About Home Improvement

Sarah writes for homeowners who are trying to make smart decisions with limited time and budget. Her articles on the Klamath County Handyman blog tend toward the practical: checklists, seasonal guides, and honest explanations of what things cost and why. She avoids the aspirational home-improvement content that doesn't translate to a real Klamath County house with real Klamath County weather.

Outside of Work

Sarah lives near Klamath Falls with her husband and two daughters. She's on the board of a local housing nonprofit that helps low-income homeowners with critical repairs. In her spare time she runs the Upper Klamath Lake trail system and is an avid birder — the Klamath Basin is one of the best birding areas in the Pacific Northwest, a fact she mentions somewhat too often according to her colleagues.
